A medida, aguardada h\u00e1 meses por moradores e s\u00edndicos, define dois modelos poss\u00edveis \u2014 loteamento fechado e loteamento com controle de acesso \u2014 e abre uma nova fase de an\u00e1lise e decis\u00f5es para os condom\u00ednios do Jardim Bot\u00e2nico.<\/span><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: helvetica, arial, sans-serif; color: #000000;\"><span style=\"font-weight: 400;\">Diante desse cen\u00e1rio, o <\/span><span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.mcjb.org.br\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Movimento Comunit\u00e1rio do Jardim Bot\u00e2nico (MCJB)<\/span><\/a><\/span><span style=\"font-weight: 400;\"> estruturou um grupo de trabalho com s\u00edndicos e especialistas para avaliar os impactos da regulamenta\u00e7\u00e3o. color: #000000;\">Como resposta, o MCJB assumiu papel ativo na orienta\u00e7\u00e3o das comunidades.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400; font-family: helvetica, arial, sans-serif; color: #000000;\">O grupo de trabalho criado pela entidade est\u00e1 analisando ponto a ponto da lei e do decreto, com o objetivo de oferecer subs\u00eddios t\u00e9cnicos para que cada condom\u00ednio possa tomar decis\u00f5es mais seguras.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400; font-family: helvetica, arial, sans-serif; color: #000000;\">Uma das iniciativas em desenvolvimento \u00e9 uma calculadora virtual, que permitir\u00e1 simular os impactos financeiros de cada modelo de ades\u00e3o. A ferramenta j\u00e1 est\u00e1 disponibilizada para condom\u00ednios associados ao MCJB e facilita a compreens\u00e3o dos custos envolvidos (<span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/forms.gle\/yJqZJbe2MzW9fmsR7\" target=\"_blank\" rel=\"noopener\">clique aqui para solicitar acesso \u00e0 calculadora<\/a><\/span>).\u00a0<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: helvetica, arial, sans-serif; color: #000000;\"><span style=\"font-weight: 400;\">Segundo Livino Neto, que integra a coordena\u00e7\u00e3o do grupo e \u00e9 presidente do Conselho de Seguran\u00e7a do Jardim Bot\u00e2nico (CONSEG-JB), o momento exige clareza e responsabilidade, <\/span><i><span style=\"font-weight: 400;\">\u201cA comunidade quer entender com clareza quais s\u00e3o os impactos reais dessa lei na qualidade de vida constru\u00edda com recursos pr\u00f3prios.\u201d<\/span><\/i><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: helvetica, arial, sans-serif; color: #000000;\"><span style=\"font-weight: 400;\">Ele destaca ainda a necessidade de equil\u00edbrio: <\/span><i><span style=\"font-weight: 400;\">\u201c\u00c9 fundamental garantir equil\u00edbrio entre obriga\u00e7\u00f5es e benef\u00edcios para que a legisla\u00e7\u00e3o funcione de forma justa.\u201d<\/span><\/i><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: helvetica, arial, sans-serif; font-family: helvetica, arial, sans-serif; color: #000000;\">De acordo com o parecer elaborado para o MCJB, o decreto amplia a seguran\u00e7a jur\u00eddica, por\u00e9m aumenta o n\u00edvel de exig\u00eancia t\u00e9cnica e financeira. O modelo de loteamento fechado tende a ser mais complexo e oneroso, enquanto o acesso controlado aparece, em geral, como alternativa mais vi\u00e1vel para a realidade atual dos condom\u00ednios.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400; font-family: helvetica, arial, sans-serif; color: #000000;\">O documento tamb\u00e9m recomenda que a adequa\u00e7\u00e3o n\u00e3o seja feita de forma imediata e indiscriminada, mas sim com planejamento, cautela t\u00e9cnica e an\u00e1lise individualizada de cada caso.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: helvetica, arial, sans-serif;
